The data model

Three linked records, not one flat spreadsheet.

Prospects, properties and owners are first-class records that stay linked — so an owner with five parcels is one person, one mailing, one bundled offer code.

Prospects

The people and households you mail. Display IDs like P-1234 make them referenceable in notes, exports and support.

Properties

For land and real-estate work — parcels with APNs, mailing addresses, and county data, each linkable to up to two owners.

Owners

The link between the two. Multi-property owners are detected and merged, so nobody gets five letters with five different codes.

Organize without a CRM

Suppression

Opt-outs are forever — and automatic.

When someone asks not to be mailed, that suppression lives on the address and the person — not on one campaign. Re-upload the same list next quarter and they are held back without you remembering anything.

How big can my list be?
The platform is built for hundreds of thousands of records per account and sends of tens of thousands of pieces a day. The Free plan caps records; Pro is unlimited.
What happens when I re-upload an updated CSV?
Records are matched, not duplicated — existing prospects update in place, new rows are added, and suppressions, tags, notes and campaign history all survive the re-import.
Do I need property data to use GoMailOffers?
No. Properties and owners are first-class for land and real-estate verticals, but a plain prospect list — names and mailing addresses — is all any other business needs.
Can I export my data?
Yes — prospects, leads and campaign results export to CSV anytime, and webhooks and the API can stream leads to your own systems continuously. Your list is yours.
